AQUA Residences: €40 million towers to be constructed by the sea in Larnaca

The beachfront of Larnaca is to be enriched with a development named AQUA Residences, consisting of two new residential towers 67.7 meters tall and made up of 20 floors in total, which will also include dining areas, a swimming pool, a gym and a spa.

The owners, SOLVIN LTD, has submitted an Environmental Impact Assessment to the Environment Authority and the project is under public consultation.

According to the study, the estimated cost of the proposed project amounts to a total of approximately €40 million.

The beach plot where "AQUA Residences" will be developed is located within the administrative boundaries of the Municipality of Larnaca and falls within the boundaries of the Larnaca Local Plan. In particular, it adjoins the Larnaca-Dekelia road (B3) to the north, at the point where the roundabout is located.

It is noted that, parallel to the study submitted for the proposed AQUA Residences project, a corresponding study has been prepared for the enrichment of the beach, in the area of ​​the plot under study.

The enrichment of the beach is something that is promoted in the Larnaca Area Plan and is necessary for the creation of the "coastal waterfront" mentioned in the Plan. The waterfront will take the form of an extensive public linear park, which will run along the entire waterfront of the Area Plan area.

According to the Beach Enrichment Study, extensive sand deposition will take place in the part of the block that is inside the sea with the aim of "recovering" the eroded beach. The length of the front that will be enriched is 120 meters in length with a maximum width of about 50 meters.

What the proposed "AQUA Residences" project will include

The proposed project will consist of two high-rise buildings of 20 above-ground levels, with a height of ~67.7 meters and will have a gross area of ​​27,224 sq.m.

The two buildings will include the following main uses:

Residential Apartments (114 in total)

Gym and Spa

Dining Areas

Outdoor Swimming Tank

Landscaped areas

Vehicle parking spaces

Roof Garden

It is clarified that AQUA Residences will include a total of 114 apartments, with one, two and three bedrooms.

The ground floor, mezzanine and parking levels will be uniform and common to the two buildings. Also, the proposed project will include two underground spaces (one level) in the western part of the development block, where electromechanical equipment will be installed.

At the same time, a development road access area (10 meters wide) will be created in the south zone as well as a small roundabout for turning vehicles within the development and parking area.

Construction work is expected to begin with the issuance of the required permits and last approximately two years (24 months).
