Coral Beach Hotel: New residential buildings and rooms at the five-star resort

The Environmental Authority has approved upcoming additions to the Coral Beach Hotel & Resort, owned by Leptos Calypso Hotels Public Ltd.

Major development work is planned at the luxury hotel, in the Municipality of Peyia with new buildings totaling 172 apartments, 48 ​​new rooms, new pools (shared and room/suite pools), a new spa, new shops, and restaurants.

As pointed out in the environmental opinion, for the development in question there is a valid planning permit that already covers/provides for the construction of the three existing buildings, as well as four other buildings that have not yet been constructed (with a total capacity of 1,176 beds), as well as external works and other facilities. This application requests the modification of the licensed part of the development that has not yet been implemented.

What is changing, what is being added to the hotel

Specifically, the four licensed, but not constructed, buildings are replaced by three buildings and the already licensed 1,176 hotel beds are increased to 1,370 beds (948 hotel beds and 422 apartment beds).

In more detail, the modifications/conversions, for which the Environment Department gave the green light, mainly include the following:

The construction of 172 apartments [3 new buildings/blocks with 6 floors (block 6), 7 floors (block 4), and 8 floors (block 5) of which one floor in all three buildings is below the level of the public street],

48 new hotel rooms (adding a floor to two existing buildings/blocks),

One storey of underground parking at one location,

A two-storey underground parking at another location,

New communal pools,

Private pools for rooms/suites,

A veranda extension,

A small extension of the convention centre,

A new health/wellness center (spa),

New stores,

A restaurant in the main building,

A beach-front restaurant,

Reception and circulation areas,

Common areas in the VIP area with ground floor restaurant/bar and communal swimming pool and

An open landscaped space (instead of ground-level parking) in part of the outdoor space.

The upgrade of the existing biological plant with a capacity of 450 m3/day, which has the ability to process 700 m3/day, so as to serve the produced sewage / liquid waste of the entire development, is also planned.

Covering an area of ​​67,064 sq.m.

The existing development includes 140 parking spaces on the ground floor of the Coral Beach Hotel complex. With the implementation of the proposed project, it is expected that there will be a total of 486 parking spaces, of which 16 parking spaces will be for people with disabilities, and 3 parking spaces for buses. At the same time, there will also be a bicycle parking space.

The proposed height of the existing buildings 1 and 2 with the addition of a new floor of approximately 3.5 meters will rise to approximately 37 meters and 34 meters, respectively. The height of the new buildings is 29 meters (Building 6), 34 meters (Building 4), and 37 meters (Building 5), approximately.

The total area of ​​the gardens amounts to around 15,000 sq.m.

The total plot of the development amounts to approximately 67,064 sq.m. The total area of ​​rooms of the existing buildings is 2,597 sq.m. approximately., and of the common areas 3,334 sq.m., approximately. The additional sealing of the soil amounts to approximately 7,408 meters. In the integrated development, soil sealing amounts to approximately 59% of the total area.

Coral Bay Street is the development's main access from its northwestern border.
