bbf: launches :flow - A mixed-use development in the heart of Limassol

:flow is the name of the new mixed-use development by real estate developer bbf: located in the Ayios Nikolaos area in Limassol.

"Conveniently located with easy access to the city center and other useful amenities, it is set to upgrade living and working spaces in Limassol to meet the evolving needs of the modern urban setting," a bbf: press release on the project notes.

The project’s construction is scheduled to begin in Q3 of 2024, with the entire development expected to be completed by Q3 of 2027, bbf: says.

:flow comprises four five-floor apartment buildings and one seven-floor building with offices on the upper floors and shops on the ground floor. Additionally, the project will feature human-made amenities, including a communal swimming pool, private green areas, and a playground. Common leisure areas for the exclusive use of the residents will be situated on the ground floor. These include a lobby area with sitting areas,co-working spaces, a gym and yoga room, a common pool, and a spa, all designed to cater to the well-being of the residents.

Specifically, the residential zone of the development comprises four five-story apartment buildings, Blocks A, B, C, and D, collectively offering 120 residential units. Blocks A and D present one- to two-bedroom apartments with efficient layouts ranging from 75 m² to 120 m², while Blocks B and C feature studio apartments of 52 m² and one- to three-bedroom apartments ranging from 75 m² up to 156 m².

In addition, the commercial development features a seven-story building with 12 offices distributed across six floors. It offers flexible office spaces ranging from 377 m² to 411 m². Furthermore , there are three shops on the ground floor, each with a mezzanine level ranging from 224 m² to 249 m², as well as storage areas and parking spaces in the basement.

According to the company, :flow aims to provide a practical and innovative solution aligning with trends in remote working, entrepreneurship, and the desire for a more integrated work-life balance.
