New €20m office complex in Nicosia under public consultation

A new office complex is in the works for the Nicosia suburb Strovolos and it is estimated to cost in the range of €20 million.
The “Apple Tree & Pear Office” is currently under public consultation. The proposed development will consist of two independent buildings with a common base of different levels. One building will stand 42.3m tall (Tower A – 11 above-ground floors) and the other at 19.5m (Tower B – five floors above ground).
Provided all the relevant permits are granted, construction work is expected to take 28 months.
The Apple Tree & Pear Office will be located in the Strovolos Municipality, on Marathasa Street. It is located at the junction of two busy avenues (Strovolos and Spyros Kyprianou).
According to the project’s environmental impact study, which is under evaluation at the Department of the Environment, the proposed development’s two sections share two underground single levels, as do the first two above-ground levels. However, these are two independently functioning buildings.
Tower A (11 floors) will consist of ground floor space, level one (1) offering large meeting spaces and a shared cafeteria for exclusive use. The remaining eight (8) floors are intended for office use, while a large conference space will be created on the top floor.
Tower B (5 floors), will consist of the ground floor area and four (4) floors intended for office use.
At the ground floor level there will be a single linear car park, under which both reception areas will be located.
The main building volume of the development (Tower A) will be located on the western side of the block, close to the uneven junction, creating a strong presence in the urban fabric of both the area and the entire capital.
As the environmental impact study states, its location at a junction of two important avenues was an important parameter for the design of a building of such special importance and reference.
