Estella Hotel to make way for €4 million Global Tower office development (pics)

The Environmental Authority has issued a positive ruling for the construction and operation of the‘Global Tower’ office development by Radikalino Holdings Ltd, in Germasogeia, Limassol.

According to the listed information, the proposed development will consist of a multi-storey office building.

More specifically, it will consist of 8 above-ground levels (including a mezzanine) and an underground level with landscaped parking spaces.

This development will include office and retail space, ground and basement parking, a roof garden and landscaping around the perimetre of the development block – at the southern and eastern ends.

The proposed office development will have two vehicle accesses points (basement and ground floor) and a total of 36 parking spaces, of which 4 are for people with disabilities.

The parking spaces are distributed with 23 in the basement with 2 parking spaces for people with disabilities and 13 on the ground floor of which 2 are for people with disabilities.

Vehicular access to the development will be via Larisis Street (south), for the ground floor parking area, and via Christaki Kranou Street (east), for the underground parking area. Pedestrian access will be established for both tangential streets.

The proposed development will have a height (at its highest point) of approximately 29 meters above street level, while its construction will be preceded by the demolition of an existing 6-storey building, which concerns the Estella Hotel.

More specifically, within the construction site of the new multi-storey building the following will be demolished / removed:

  • Hotel, 6 above ground levels
  • Basement level (1)
  • Outdoor pools (2)
  • Outdoor parking spaces
  • Landscaping spaces
  • Electromechanical Installations

Based on the same information, the development is intended to be implemented in two phases (demolition and construction) and the duration of the implementation of the entire proposed project is 24 months, while the estimated cost will amount to €4 million.

The total area of ​​the proposed development (including covered and uncovered areas) amounts to 4,753 sq.m.

Project positioning

It is noted that the proposed development falls within the Local Plan of Limassol and is located within the administrative boundaries of Germasogeia.

In the wider area of ​​the development there are residential, commercial and tourist developments.

More specefically, in the north, north-east and north-west there are mainly residential and mixed developments (residential and commercial use), while in the south there are mainly luxury tourist developments.

At the same time, there is a strong presence of several commercial developments and restaurants located on Vasileos Georgiou Street.

Also, the proposed block adjoins a school and a kindergarten to the west, while a project is under construction to the east.

The Environmental Authority’s position

It is worth mentioning that, when formulating its position, the Environmental Authority took into account the information submitted based on article 26 of the Law, the positions of the Committee members of the departments involved, the on-site visit, the supplementary data, as well as the spatial and environmental data of the site.

After a joint evaluation of the above, the Environmental Authority has no objection to the construction of the project under the following terms/conditions mentioned in the appendices of the terms of the opinion.

It is also noted that the opinion is accompanied by a summary note from the Environmental Authority on the way and to what extent the results of the consultations were incorporated or were handled differently.

It is emphasised, finally, that the opinion has a duration of validity as long as the validity of the planning permit, provided that, in the intervening period, there is no change in the data on the basis of which it was issued.
