Mall of Limassol: What the new mall by Atterbury will look like (video)

The new Mall of Limassol is anticipated to be a sustainable and integrated commercial development in the heart of the city.

Atterbury's new shopping centre, which has already secured approval from the Environmental Department of the Environment, promises to enrich Limassol with a development that will go beyond the traditional boundaries of retail.

The Mall of Limassol will be built in the Municipality of Mesa Geitonia, specifically in the parish of Timios Prodromos, at the junction of Georgios Neophytos and Spyros Kyprianou avenues.

The new mall will offer a wide tenant mix range with high differentiation between them. Based on figures published by Atterbury Europe, the mall's three floors will include 114 potential stores, for which interest has already been expressed, as well as over 1,100 covered parking spaces.

In more detail, the tenants will be distributed as follows:

  • Anchor tenants (8): 7,792 sq.m./28.8%
  • Entertainment (2 areas): 3,466 sq.m./12.8%
  • Fashion and accessories (33 spaces): 7,827 sq.m/29%
  • Focus (30 spaces): 5,054 sq.m./18.7%
  • Health and beauty (7 areas): 775 sq.m./2.9%
  • Jewelry stores (5 spaces): 371 sq.m. (1.4%)
  • Lifestyle stores (6 areas): 508 sq.m./1.9%
  • Services (6 areas): 516 sq.m./1.9%
  • Specialty home & tech (4 points): 574 sq.m./2.1%
  • Stall (14): 142 sq.m./0.5%.

The gross leasable area of ​​the Mall of Limassol reaches 27,025 sq.m.

More analytically:

  • Ground floor: 10,666 sq.m./39.5%
  • Mezzanine: 1,578 sq.m./5.8%
  • First floor: 9,874 sq.m./36.5%
  • Second floor: 4,907 sq.m./18.2%

Limassol's dynamics and expectations

Interesting facts have emerged from research conducted by Atterbury on retail trade, purchasing power and consumer spending in Limassol.

As the second largest city in population, with 258,900 inhabitants, Limassol is also the city with the second largest average annual consumer expenditure estimated at €30,500 per household.

Based on the research carried out exclusively for the needs of the upcoming Mall of Limassol, the annual traffic is expected to exceed 4.5 million visitors, with the expected annual expenditure per person (basket size) estimated at €25.

It is also estimated that the annual turnover will amount to 10% of the total size of the market, i.e. approximately €100 million.

At the same time, Limassol may be the second largest city in Cyprus, yet it has the fastest growth rate, as it attracts the majority of foreign business activity.

With the city's total population reaching 260,000 and households 100,000, the total population of foreign residents in the city amounts to 194,000, of which over 20% live in Limassol.
