The buildings taking Limassol onwards and upwards

Tall buildings or ‘skyscrapers’ have traditionally been symbols of power and wealth, showcasing, among others, their location’s engineering capability and representing a high level of investment.

In recent years, the Limassol skyline has been transformed by numerous luxury high-rise structures, a trend driven primarily by the growing number of individuals and firms investing and working in the city, which has increased the demand for more office and residential spaces. Here, we present some of Limassol’s most impressive tall, major buildings, as well as three currently under construction.

ONE

At 170-metres, the 33-storey ONE is currently one of the two tallest buildings in Cyprus. Developed by Pafilia Property Developers, it contains 83 ultra-luxury residences in a prime location on 28th October Avenue, opposite a blue flag beach. With just three apartments per floor, each home offers guaranteed sea views from the living area, as well as city and distant mountain views from the bedrooms.

The Oval

The 75-metre tall Oval is a landmark building situated on the Limassol coastline, developed by Cybarco. It consists of 16 commercial floors and is named after its unique oval geometric shape, which adds a distinct feature to the Limassol skyline. The layout of the modern offices that it hosts means that they enjoy spectacular sea views. Upon its completion in 2017, it was the tallest office building in Cyprus.

The Icon

Developed by Imperio, The Icon, 125 metres tall, is one of Cyprus’s most recognisable high-rises, offering 1-4 bedroom residences with stunning uninterrupted views of the Mediterranean Sea. Limassol Blu Marine

Situated in the heart of Limassol along the beachfront developed by Leptos Estates, the state-of-the-art Limassol Blu Marine stands out for its uniqueness, design and services. With a total investment of €400 million, the two imposing residential towers of the project (Poseidon and Zeus) that stand tall at around 142,7 metres and 127.61 metres respectively.

Limassol Del Mar

Limassol Del Mar is the product of two leading developers: D. Zavos Group and Leptos Group. It is located on the Limassol coast road, with unobstructed sea views. It consists of two towers of 17 and 27 floors, rising to 75 metres and 106 metres in height respectively and covering a total land area of 35,000 square metres. It contains 187 luxury apartments and 31 shops on the ground floor, while the 3rd and 18th floors have been transformed into luxury suites for short-term rentals.

Trilogy Limassol Seafront

A project by Cybarco, the 170-metre West Tower contains commercial and residential spaces, plus a spa and gym. A unique and slender sky terrace structure cantilevers 18 meters from the tower structure, providing open-air, elevated views of the Mediterranean. The 160-metre East Tower contains 127 apartments on 35 storeys, while the 155-metre residential North Tower contains duplex apartments at its mid-height.

Sky Tower

Sky Tower, developed by Prime Property Group, with height of 105 metres, is located on a prime plot in the tourist area of ​​Limassol, which means that the popular beaches, shops, premium boutiques, pharmacies, cafes, restaurants and more are within walking distance. Sky Tower, with a gross built area of approximately 30,000 square metres, was named “Project of the Year” at the 2021 Graphisoft Awards.

Ritz-Carlton Residences

The luxury 33-storey tower by Marfields Group, rises 130 meters above the ground and offers a rare collection of residences and unique penthouses. The high-rise building in the Mouttayiaka area, consisting of 182 residences, stands out for its superior design, superb location, legendary service and exclusive amenities, which together create a whole that is far greater than the sum of its parts.

Neocleous Tower, by A. Neocleous Holdings Limited, is nearing completion and will soon open its doors to high-end firms and companies. Sunmar

Aura

At 181.5 metres, Aura is about to claim the title of the tallest high-rise building in Cyprus. Developed by the Bank of Cyprus subsidiary REMU (Real Estate Management Unit), spanning 44 floors and rising above an urban park, it will maintain connections with the seafront, enhancing ventilation, lighting and views. The building, containing 136 luxury apartments, promises to integrate seamlessly into Limassol's urban fabric, prioritising resident comfort and area improvement.
