Green light given to new €22m Limassol high-rise

The Environmental Department has approved the construction and operation of a multi-storey mixed-use development for office and commercial use in the parish of Neapolis, in the Municipality of Limassol.

According to the environmental opinion, the proposed project, for which PG Economides Properties Ltd submitted an application, consists of a ground floor, a mezzanine, 18 above-ground levels, a roof garden and two underground levels.

The building is located in an area where residential and mixed use structures are already located (residential, office, commercial and catering).

More specifically, the development area is bordered to the east by mixed developments (residential development and offices), and to the west by mixed-use developments that include residential units and units for commercial uses.

The proposed development will include, among other things, office space, a dining area, event spaces and a roof garden.

As shown by the environmental impact assessment study, the estimated cost of the project reaches €22 million, while construction work is expected to last approximately 28 months.

The Vathias River passes by the east of the development area of ​​the proposed project, at a distance of less than 77 meters.

The plots on which the project will be built are located on the coastal 28th October Avenue.

More specifically, a branch of the coastal avenue passes through the southern borders of the development, while the coastal avenue itself is 16.5 meters away from the development plot.

Dandi Street to the east of the development and Raphael Street to the north of the development provide access to the property. At a distance of 68 meters to the west of the project is Griva Digeni Avenue and further west at 120 meters is the “Oval” building.

According to the architectural study of the project, its coverage area will be 1,250 sq m, the construction area 8,271.78 sq m and the proposed height of the building will be 87 meters.

The project will include 146 parking spaces, seven of which are designated for people with disabilities. The parking spaces will be distributed over two underground levels, the ground floor, and the first level. In addition, the project will include 20 parking spaces for bicycles and 15 for mopeds.
