The map of the hospitality sector in Nicosia is in the process of being redrawn, with several hotel units arriving in the near future to enrich the product provided and upgrade the accommodation options and related services offered to visitors to the capital city.
New hotel developments, the renovation of hotel units, mixed developments and boutique hotels are composing an image that points to a dynamic return of an industry–the hotel industry– which, truth be told, has been largely absent from the city in recent years.
However, through millions of euro in investments from large and well-known companies in the industry, the comeback of hotels in Nicosia seems to be just around the corner and just a matter of time. This is considered to be a highly positive development and something that sufficiently reinforces the broader effort that has begun and is underway, so that the capital can acquire the position it deserves as a financial and business centre.
Even more so, against the backdrop of the ongoing effort to revitalise - through large-scale investments - the city centre, which after a long period of decline is transforming and returning to a path of development.
The upcoming hotel openings, some brand new units and others coming following their partial or total renovation, will clearly contribute positively to the outcome of the entire equation, while simultaneously adding - along with other necessary actions that are being made or need to be carried out - new momentum to Nicosia as a tourist destination.
In this context, and in connection with the creation of relevant infrastructures, s a huge boost can be given to specialised forms of tourism, such as conference tourism, for example.
All this, while, of course, increased needs for accommodation in the capital are certain to arise next year, during the first half of which Cyprus will hold the Presidency of the Council of the European Union.

Below are some of the upcoming hotel openings that are set to change the status of hospitality in Nicosia.
The Landmark Nicosia
The most sought-after arrival in the capital's hotel sector is the upcoming completion of The Landmark Nicosia.
MHV Mediterranean Hospitality Venture PLC is transforming the former Hilton Cyprus, Nicosia's most iconic landmark hotel, into a five-star ultra-luxury branded hotel, a member of the Autograph Collection by Marriott.

The renovation of the hotel, the development of a residential tower and an office tower are progressing at an intensive pace, with the hotel's opening date expected within the fourth quarter of 2025 and the delivery of the office and residential towers expected in December 2025 and March 2026 respectively.

Redefining the essence of timeless hospitality and with a remarkable legacy, the capital's most iconic hotel (formerly Hilton Cyprus) will soon reopen as The Landmark Nicosia, Marriott Autograph Collection.

It is noted that this is the first hotel unit in Cyprus to join the Autograph Collection of hotels, known for their vision, unique design and boutique hospitality.
As a focal point over the decades, the Nicosia landmark will feature a design that will combine the city's traditional character with modern architectural trends.
Amyth of Nicosia
A different proposal in the hospitality sector will very soon be offered by the Thanos Hotels & Resorts Group within the walls of Nicosia.
Amyth of Nicosia, which is expected to welcome its first guests soon, is located within the medieval Venetian walls, specifically at 29 Patriarchou Grigoriou Street, near the Archbishopric and The House of Hadjigeorgakis Kornesios.

Its interiors date back to the early 1900s and retain traditional details of the era, while the original floors, a grand and imposing staircase and the meticulous decoration add to the charm and nobility of the hotel.

It is an elegant and renovated mansion that originally operated as a school and is now being transformed into a jewel-like hotel, with ten sophisticated rooms and suites, a restaurant with a courtyard and a bar.

Amyth of Nicosia joins Thanos Hotels & Resorts' Amyth Hotels chain, which is dedicated to creating experiences that enhance the visitor's appetite for exploration, highlight authenticity and cultivate open-mindedness.
NYX
Expansion in Nicosia with the opening of a NYX hotel on Makariou Avenue is included in the plans of the Fattal Hotel Group.
Leonardo Hotels & Resorts Mediterranean, a member of the international Fattal Hotels Group chain, following the reopening of The Grand Resort Limassol in 2024, following an extensive renovation of €20 million, is preparing for the opening of the NYX hotel in the capital.

The boutique hotel, the construction of which is currently underway, will be housed in the former Laiki Bank building, on Makarios Avenue.



Former Holiday Inn
The former Holiday Inn in Nicosia is expected to reopen under the MHV umbrella.
Since 2018, the property of the former Holiday Inn has been owned by PRODEA Investments after it acquired 100% of the shares of Lasmane Properties Ltd, a company created by the Bank of Cyprus, which owned the hotel.

The rapidly growing Zeus group, which is commercially active in the hotel operation and management sector and is the owner of the Wyndham franchise, undertook the complete renovation of the existing property, which will become a luxury hotel of high standards.

However, as InBusinessNews is aware , there is no intention to immediately utilise the property in question as a hotel unit before the completion of The Landmark Nicosia (formerly Hilton Cyprus).




Maralia Hotel
A new boutique hotel in Nicosia is expected to open in the building of the former Theofanides Optical House, on Omirou Avenue, near Eleftheria Square.

The Maralia Hotel aims to attract business tourism, as it will feature a business centre, meeting and special events room.



The hotel will be located just outside the Venetian Walls of Nicosia, with views of the old city, as well as the Pentadachtylos mountain range.

The hotel belongs to the company Darimpex, which for years had signed a contract with a well-known construction company to convert the specific building on Omirou Avenue into a hotel, specifically the Maralia Hotel.
Europa Plaza Nicosia
The Europa Plaza Hotel, in Engomi, is currently undergoing renovations and is expected to reopen after a long period of time, possibly in the form of Airbnb.

Before it closed, the hotel had spacious standard rooms and luxurious suites, as well as meeting rooms that were used by guests for business purposes.
