€13.5m expansion planned for Protaras’ Crystal Springs Beach Hotel

Derova Ltd. is planning the expansion of the Crystal Springs Beach Hotel in Protaras.
The proposed development, for which an environmental impact assessment study has been submitted, concerns the expansion of the existing hotel, which is located at the Vrysoudia location, within the Municipality of Paralimni.
According to the environmental study, the estimated cost of the project, which is expected to be completed within 12 months from the start of work, amounts to €13.5 million.
The hotel has a capacity of 175 rooms, of which 144 are double/suites and 36 are quadruple rooms. The expansion will take place on a plot with a total area of 14,858 sq m.
New 26-metre building - What does the expansion include?
The proposed project concerns the construction of a 26-metre-high building, which will consist of a basement, ground floor and six floors.
The project also includes the creation of an outdoor parking area on the ground floor and the redevelopment of the existing outdoor areas north of the hotel's existing building infrastructure.
For comparison purposes, it is noted that the existing hotel consists of a basement, ground floor, mezzanine and five floors above, has a total height of approximately 23 meters and a building area of 12,514 sq m.
It is noted that the application concerns both the extension and the additions and conversions to the existing hotel, therefore it concerns both the plot on which the development will be erected and the plot on which the existing unit is located.
According to the plan, the expansion works of the existing tourist development include the configuration of the construction site, earthworks to carry out the necessary excavations and embankments, foundation and concreting of foundations, installation of underground infrastructure (culverts, piping), construction works (framework, internal and external masonry), electromechanical works (installation of electromechanical equipment, electrical connection), construction of a road network (roads and pedestrian walkways) and parking lots, as well as the configuration of the exterior space and landscaping of green areas.
The following changes are to be made to the existing Crystal Springs Beach Hotel, which has a licensed area of 6,800 sq m:
Changes to the ground floor space:
- Adding a room at a location where there is already a covered passage,
- Conversion of an existing warehouse and store into staff offices,
- Changes to the entrance of the hotel unit, as well as to the existing bar,
- Conversion of existing kitchen and restaurant into a smaller kitchen, bar and living room,
- Changes to outdoor spaces.
Changes to the underground space:
- Extensive changes to interiors,
- Addition of a new underground heated swimming pool,
- Removal of existing external storage facilities, water tanks and ramp, and construction of new underground tanks and backfilling.
Changes to other floors:
Closure of a duct located at the end of the corridor towards the extension section, on all floors with a new concrete slab and modifications to the balcony parapets (demolition, addition of glass railing, etc.) on all floors.
The three phases
According to the development agency, the expansion of the existing hotel unit, as well as the additions and conversions to the existing buildings of the licensed hotel, are to be carried out in three construction phases.
The first phase includes the construction of a new basement, while the second phase includes the construction of a new ground floor, work on outdoor areas (swimming pools, parking areas, outdoor restaurants and pergolas), additions and conversions to an existing ground floor (bar, rooms, entrance lobby), additions and conversions to an existing basement (addition of an indoor pool, changes to basement areas).
In the third phase, the construction of the first, second, third, fourth, fifth and sixth floors of rooms will take place, as well as the construction of a restaurant on the roof of the new building, minor changes to the floors of the existing building (closure of a duct, etc.), as well as modifications to the existing mezzanine level.
